Methodology and limitations

We downloaded FHFA's 2026 Q1 city HPI summary and selected every published metro name containing PA, MD, VA, WV, DE, NJ, or DC. Cross-border metros remain when at least one listed state meets that rule.
The median is the midpoint of the 26 published one-year changes. We did not weight metros by population, transaction count, or housing stock.
HPI measures repeat-sales changes in single-family home values. It does not measure a typical home's price, local affordability, rents, inventory, or the experience of every property.
The dataset is historical and does not predict future price changes. Quarter-to-quarter figures may also be revised in later FHFA releases.
