• Account Information: Including personal or business information when you register for an account. This may include your name, email address, username, password, and payment information. Payment processing is handled by a third-party provider (Stripe), and we do not store payment card details.
• Search and Usage Data: Including search queries entered into our AI-powered conversational search, listing views, agent portfolio views, and interview scheduling activity. We use this to improve search results and platform functionality.
• AI-Processed Data: Search queries are processed by Google Gemini AI to extract structured search parameters. We store parsed query data and search results for service improvement. AI-generated property descriptions are created from MLS listing data.
• Identity Verification Data: For smover Verified users, we may collect identity verification information including government-issued ID details and license information for agents. This data is used solely for verification purposes.
• Agent Portfolio Content: Agents who create portfolios on smover provide professional information including bio, specialties, certifications, and social feed posts. This content is displayed publicly on the platform.
• Interview and Communication Data: Including interview scheduling preferences, Google Meet session details, post-interview ratings, and negotiation communications conducted through the platform.
• Commercial Information: Such as home purchase data, property interests, and real estate transaction history, which we use in connection with agent matching and search services.
• Feedback Information: Such as testimonials, ratings, or feedback. With your consent, we may post testimonials along with your name.

Personal Information from Third Parties

We may obtain personal information from third parties, such as:

• MLS Data Providers: We receive listing and agent transaction data from Multiple Listing Services (e.g., Bright MLS) to power our search and agent matching features. This data is used in accordance with MLS display rules and regulations.
• Authentication Providers: When you sign in using Google OAuth or other authentication services, we receive basic profile information as authorized by you.
• Service Providers: Such as payment processors, email services, and analytics providers.

Cookies and Data Collection Technologies

smover uses artificial intelligence to enhance your experience. This includes: (a) natural language search powered by Google Gemini to parse your home search queries into structured filters; (b) agent matching algorithms that rank agents by verified MLS transaction data such as sales volume, negotiation performance, and market expertise; and (c) AI-generated property descriptions derived from MLS listing attributes. These automated systems help surface relevant results but do not make binding decisions on your behalf. Agent rankings are based on publicly available MLS performance data and are not influenced by paid placement or advertising.

Third-Party Services

We use the following third-party services to operate our platform:

• Supabase: Database hosting and authentication infrastructure.
• Vercel: Website hosting, deployment, and content delivery.
• Google (Gemini, Maps, OAuth, Calendar): AI search processing, map display, authentication, and interview scheduling.
• Stripe: Payment processing for agent subscriptions. We do not store payment card details.
• Resend: Transactional email delivery.
• PostHog: Product analytics to understand how users interact with features.
• Google Analytics (GA4): Website traffic analysis and marketing attribution.
• Sentry: Error monitoring and performance tracking.

Your Choices

• Communications: You can opt out of promotional communications at any time by following the instructions in the communication.

Virginia Consumer Data Protection Act (VCDPA)

Search query data is retained for service improvement. Account data is retained until you request deletion. MLS transaction data is retained as required by our MLS licensing agreements.

This includes encryption of data in transit (TLS) and at rest, secure authentication protocols (including multi-factor authentication options), regular security assessments, and role-based access controls. Our services are hosted in the United States. If you access our services from outside the United States, your data may be transferred to, stored in, and processed in the United States.
