How smover verifies agents

Every number on smover comes from real transaction records. No paid placements, no referral fees, no ads. Here is exactly how we compute every stat you see.

Data sources

We source our data from Bright MLS, the largest multiple listing service in the Mid-Atlantic region. Bright MLS covers all Northern Virginia counties and independent cities. Every transaction record includes the sale price, list price, days on market, property type, and the agents involved on both the buyer and seller side.

3-year rolling window

Agent statistics are computed from a rolling 3-year window of completed transactions. This means the numbers you see today reflect sales from 2023 through early 2026. A 3-year window is long enough to reveal consistent performance and short enough to reflect current market conditions.

Agent tier system

Every agent in our database is assigned a performance tier based on their verified transaction history. Tiers are recalculated whenever new data is ingested and reflect the rolling 3-year window described above.

How market stats are calculated

Median prices are calculated from actual settled transactions, not list prices. Average days on market measures the time from listing to contract (not listing to closing). Property type breakdowns and price range distributions come directly from transaction records.

What we don't do

smover does not accept payment for agent placement or ranking. Agents cannot pay to appear higher in search results. Our subscription plans give agents visibility tools and interview capacity, but every agent's performance data comes from the same verified source.

We do not charge referral fees. We do not sell your data.
