Every number on smover comes from real transaction records. No paid placements, no referral fees, no ads. Here is exactly how we compute every stat you see.
Every stat on smover is computed from real, closed transaction records and verified with sold MLS data. Each record includes the sale price, list price, days on market, property type, and the agents involved on both the buyer and seller side.
Agent statistics are computed from a rolling 3-year window of completed transactions. This means the numbers you see today reflect sales from 2023 through early 2026. A 3-year window is long enough to reveal consistent performance and short enough to reflect current market conditions.
Every agent in our database is assigned a performance tier based on their verified transaction history. Tiers are recalculated whenever new data is ingested and reflect the rolling 3-year window described above.

Median prices are calculated from actual settled transactions, not list prices. Average days on market measures the time from listing to contract (not listing to closing). Property type breakdowns and price range distributions come directly from transaction records.
smover does not accept payment for agent placement or ordering. Agents cannot pay to appear higher in search results. Our subscription plans give agents visibility tools and interview capacity, but every agent's performance data comes from the same verified source.
We do not charge referral fees. We do not sell your data.
