smover is an AI-powered real estate platform serving Northern Virginia. It lets you search for homes in plain English, compare agents ranked by verified MLS sales data, interview agents online, negotiate commissions, and hire — all from one platform. The tagline is "from search to sold."

How does smover rank real estate agents?

smover ranks agents using verified MLS transaction data — not advertising, reviews, or referral fees. Agents are scored by total sales count, total volume, sold-to-list ratio (negotiation skill), average days on market (speed), and geographic expertise. Platinum agents have 20+ sales with a 97%+ sold-to-list ratio. Gold agents have 10+ sales with 95%+.

Is smover free for buyers and sellers?

Yes. Searching for homes, browsing agent profiles, and comparing agent performance data is completely free. You can interview up to 3 agents at no cost. smover does not charge referral fees — agents pay a flat monthly subscription instead, which means your agent has no financial incentive to steer you.

What areas does smover cover?

smover covers Northern Virginia (NOVA), including Arlington, Alexandria, Fairfax, Falls Church, Reston, Vienna, McLean, Ashburn, Centreville, Leesburg, and surrounding areas in Loudoun County, Prince William County, Spotsylvania, and Stafford.

How does the AI home search work?

Describe what you want in plain English — for example, "3-bedroom home under $600K in Arlington with a yard" — and smover's AI parses your intent, extracts criteria (beds, price, city, features), and searches active MLS listings using semantic matching. Results are ranked by relevance and you can refine with follow-up messages.

How is smover different from Zillow or Redfin?

Zillow and Redfin show you listings and let agents pay for placement. smover ranks agents by real performance data (verified MLS sales), not by advertising spend. smover also lets you interview agents online, negotiate commission openly, and hire digitally — a full "search to sold" workflow that traditional portals don't offer.

What does "verified MLS data" mean?

All agent rankings on smover are based on data from Bright MLS, the Multiple Listing Service that covers the mid-Atlantic region. This data includes actual closed transactions — sale prices, days on market, and sold-to-list ratios. Unlike review-based platforms, this data cannot be gamed or manipulated by the agent.

How do agent interviews work on smover?

After comparing agents on smover, you can request an interview with up to 3 agents. Interviews are conducted online (video or chat), on your schedule. You control the process — no cold calls, no pressure, no surprise visits. Each agent receives your requirements so the conversation is focused and productive.

Can I negotiate agent commission on smover?

Yes. smover provides transparent commission data and lets you discuss terms directly with agents before hiring. You can see how each agent's proposed commission compares to market averages. 36% of home buyers don't know they can negotiate commission — smover makes it standard practice.

What are the agent tiers (Platinum, Gold, Silver)?

smover assigns tiers based on verified MLS performance. Platinum: 20+ sales with a 97%+ sold-to-list ratio. Gold: 10+ sales with 95%+ sold-to-list ratio. Silver: 5+ sales. Standard: fewer than 5 sales. Tiers update automatically when new MLS data is ingested.

How do agents get listed on smover?

Every agent who has completed a transaction recorded in Bright MLS within the coverage area is automatically listed on smover. No sign-up or payment is required to appear in search results. Agents can optionally claim their profile to add a bio, photo, and verified badge.

Is my personal information safe on smover?

Yes. smover uses industry-standard encryption and authentication (via Google OAuth or email/password). Your contact information is only shared with agents you explicitly choose to interview. smover does not sell user data or share it with third parties for advertising.

What is the "From Search to Sold" workflow?

smover's end-to-end workflow covers four steps: (1) Search — find homes with AI. (2) Interview — meet matched agents online. (3) Negotiate — discuss commission and terms transparently. (4) Hire — sign digitally and start working with your agent. The entire process happens online.

Does smover work for both buying and selling?

Yes. Buyers can search listings and find buyer's agents. Sellers can compare listing agents by their track record of selling homes quickly and close to asking price. smover tracks dual-side stats: each agent's performance as a buyer's agent and as a listing agent are shown separately.

How often is agent data updated?

Agent rankings are rebuilt whenever new MLS data is ingested. smover currently covers transactions from 2024-2025 with monthly updates planned. City pages and agent profiles are revalidated hourly via ISR (Incremental Static Regeneration) to ensure fresh data.
