Is smover free for buyers and sellers?
Yes. Searching for homes, browsing agent profiles, and comparing agent performance data is completely free. You can interview up to 3 agents at no cost. smover does not charge referral fees. Agents pay a flat monthly subscription, separate from any consumer activity on the platform.

smover covers the Mid-Atlantic: Pennsylvania, Maryland, Virginia, West Virginia, Delaware, New Jersey, and Washington, D.C. Home search currently has the deepest coverage in Northern Virginia and is expanding across the region.

How do agent interviews work on smover?
After comparing agents on smover, you can request an interview with up to 3 agents. Interviews are conducted online (video or chat), on your schedule. You control the process: no cold calls, no pressure, no surprise visits. Each agent receives your requirements so the conversation is focused and productive.
Can I discuss agent compensation on smover?
Yes. You can ask any agent on smover about their fee structure before you decide to interview or hire. Agent compensation is negotiated between you and your agent in your buyer-broker or listing agreement, separately from smover. smover does not take any part of agent compensation.
What are the agent tiers (Platinum, Gold, Silver, Standard)?
smover groups agents by verified performance metrics: total sales, sold-to-list ratio, and days on market. The labels (Platinum, Gold, Silver, Standard) reflect transaction volume and consistency, not smover's preference. Agents do not pay for tier placement. Tiers update automatically when new sales data is ingested.
How do agents get listed on smover?
Every agent who has completed a verified transaction within the coverage area is automatically listed on smover. No sign-up or payment is required to appear in search results. Agents can optionally claim their showcase to add a bio, photo, and verified badge.
Is my personal information safe on smover?
Yes. smover uses industry-standard encryption and authentication (via Google OAuth or email/password). Your contact information is only shared with agents you explicitly choose to interview. smover does not sell user data or share it with third parties for advertising.

Agent verification data is rebuilt whenever new sales data is ingested. smover currently covers transactions from the last 3 years with monthly updates planned. City pages and agent profiles are revalidated hourly to ensure fresh data.
