The offer letter says HQ2. Arlington. National Landing. You have never been to Arlington. You have six weeks to figure out where to live.

The standard advice is "live in Arlington, walk to work." That is not bad advice, but it ignores that Amazon employees settle across many DMV neighborhoods for a range of reasons (commute, price, space, lifestyle). Here is a look at the areas they consider.

What this guide does

  • Shows the areas Amazon HQ2 employees consider, across Arlington, Alexandria, DC, Fairfax, and farther out.
  • Gives you commute times to National Landing from each area.
  • Breaks down the 2026 market so you know what to expect when you start shopping.
  • Points you to Arlington agents and DMV lenders on smover.

National Landing: quick orientation

Amazon HQ2 is in National Landing, which is Arlington's name for the area spanning Crystal City, Pentagon City, and the adjacent Potomac Yard neighborhood (which is in Alexandria, not Arlington). Amazon's campus is primarily in Crystal City and Pentagon City.

Access:

  • Metro: Crystal City and Pentagon City stations on the Blue and Yellow lines
  • Reagan National Airport (DCA): One Metro stop (two minutes) from National Landing
  • Pentagon: Adjacent, one Metro stop
  • Downtown DC: 10-20 minutes by car or Metro
  • Amtrak / VRE: Amtrak at King Street Alexandria, VRE at Crystal City

Data from verified transaction records and public sources

As of April 6, 2026, per Redfin county data:

  • Arlington median: $437,500
  • Months of supply: 3.4
  • Year-over-year: +1.9%
  • Sold above list: 16.9%

Arlington is balanced-to-seller leaning. Less tight than Fairfax (1.9 months supply) but still favoring sellers on well-priced homes. Amazon's continued expansion in National Landing keeps demand steady in the Arlington market.

Today's rates

Neighborhoods Amazon HQ2 employees consider

Walking distance: National Landing (Crystal City, Pentagon City, Potomac Yard)

The shortest commute is here. Mid and high-rise condos and apartments within 10-15 minutes walking distance to the Amazon campus.

Pricing: Condos from $350K-$800K depending on building and size. Newer luxury construction along Route 1 and the Potomac Yard corridor runs $500K-$1M+.

Lifestyle: Urban, walkable, transit-rich.

What's here: Mostly condos and apartments with a short walk or one Metro stop to work. Limited single-family housing and yard space in this immediate area.

Short commute: Rosslyn-Ballston corridor (Ballston, Courthouse, Clarendon, Rosslyn)

15-25 minutes by Metro to HQ2 via Blue/Orange/Silver line with one transfer. Walkable neighborhoods with strong dining and nightlife.

Pricing: Condos $400K-$900K. Townhomes $800K-$1.5M. Single-family rare and typically $1.3M+.

Lifestyle: Arlington's dense urban core. Restaurants, bars, parks, trails.

Single-family homes: North Arlington (Lyon Village, Ashton Heights, Westover, Cherrydale)

Single-family homes on classic Arlington lots. Served by Arlington Public Schools, tree-lined streets, 15-25 minutes to HQ2 by car.

Pricing: Single-family $1.1M-$2M+ depending on specific neighborhood.

Lifestyle: Established residential neighborhoods. Drive to work; walk to parks and trails.

Alexandria alternatives

Old Town Alexandria: Historic waterfront. 10-15 minutes to HQ2 by car or Metro (Yellow line).

Del Ray Alexandria: Main-street walkable neighborhood. 10-15 minutes to HQ2.

Potomac Yard Alexandria (south end): New construction, walking distance to the Potomac Yard Metro station (opened 2023). Newer units here sometimes list at slightly lower prices than comparable Crystal City buildings.

Pricing: Old Town and Del Ray single-family run $900K-$2M. Potomac Yard condos $400K-$800K.

Farther out: Fairfax County (Vienna, Oakton, Burke, Reston)

Single-family homes with yards, 30-50 minutes to HQ2 by car or Metro.

Pricing: Vienna and Oakton $900K-$1.6M. Burke and Springfield $650K-$950K. Reston $550K-$1M+.

What's here: More space per dollar, and a convenient base for anyone whose work (or a partner's) is in Tysons, Reston, or the Dulles corridor.

DC proper: Capitol Hill, Petworth, Navy Yard

Some Amazon employees choose DC for the urban living experience. Navy Yard is closest to HQ2 (10-15 minutes by car across the 14th Street Bridge or via Metro). Capitol Hill adds 15-20 minutes.

Pricing: Navy Yard condos $450K-$900K. Capitol Hill rowhouses $700K-$1.3M. DC proper is currently a buyer's market (8.6 months supply), unusual for this region.

Commute options to HQ2

By Metro: Blue or Yellow line directly. Both National Landing Metro stations (Crystal City, Pentagon City) plus Potomac Yard on the Yellow line.

By bicycle: Custis Trail, Four Mile Run trails, Mount Vernon Trail. These trails support a 15-30 minute bike commute to work from Arlington and Alexandria.

By car: Crystal City and Pentagon City have parking but it is not free and not always available. Amazon provides limited parking; most car commuters pay for garage parking nearby.

By Amazon shuttle: For specific routes; check with your HR onboarding.

The schools question

If you are relocating with school-age kids:

Arlington Public Schools serves all Arlington neighborhoods. Its comprehensive high schools include Washington-Liberty, Yorktown, and Wakefield (South Arlington).

Alexandria City Public Schools serves Old Town, Del Ray, and Potomac Yard.

Fairfax County Public Schools (for those living in Vienna, Oakton, Burke, Reston). Thomas Jefferson High School for Science and Technology is a selective public high school (countywide magnet admission).

Deep dive: School districts in the DC suburbs in 2026.

The Amazon-specific housing math

Amazon's compensation often includes stock that vests over 4-5 years. This shapes housing decisions:

Year 1 buyers: Often buy at the top of the approved budget, planning on vesting schedules and comp growth. Be careful: the stock does not always grow; housing is a leveraged bet.

Year 3-4 buyers: Often upgrade from their initial Arlington condo to a larger home in North Arlington, Falls Church, or Fairfax County. Plan the initial purchase with optionality in mind.

Year 5+ buyers: Either fully committed to National Landing and upsizing within Arlington, or moving farther out for more space.

Working with an agent who knows Arlington

The Arlington market has specific characteristics (condo approvals, assessment history, specific neighborhood dynamics). On smover you can compare each agent's recent Arlington sales activity and ask about their experience with the neighborhoods and property types you care about.

Browse Arlington agents on smover. Filter by specific neighborhood (Crystal City, Pentagon City, Lyon Village, Clarendon) to compare agents by their Arlington sales activity.

Financing

Amazon's compensation structure (base + stock + bonus) requires a lender who knows how to qualify stock grant income. Work with a DMV lender who handles tech employer compensation structures regularly.

What to do this week

  1. Determine your preferred lifestyle: walkable urban (National Landing, Ballston, Old Town), single-family suburban (Vienna, Burke, Bethesda), or DC urban (Navy Yard, Capitol Hill).
  2. Factor your spouse's commute if applicable. If they work in Bethesda or Tysons, your housing decision changes.
  3. Get pre-approved with a DMV lender. 48-72 hours.
  4. Interview 2-3 Arlington agents. Browse Arlington agents.
  5. Plan a 2-day trip seeing 10-15 homes across your shortlisted neighborhoods. Be ready to make an offer within a week of the trip.
