Your closing day checklist
Everything you need to bring, sign, and know on the day you get your keys.
Before closing day
Do a final walkthrough of the property (usually 24-48 hours before closing). Verify all agreed repairs were completed. Review your Closing Disclosure, which your lender must provide at least 3 business days before closing. Compare it to your Loan Estimate to check for changes.
What to bring
Government-issued photo ID (driver's license or passport). A cashier's check or wire transfer confirmation for your closing costs. Your Closing Disclosure for reference. Any documents your lender or title company has requested.
What you will sign
Expect to sign 50-100 pages of documents. The key ones are: the deed of trust (mortgage), the promissory note (your promise to repay), the settlement statement (final accounting of all costs), and any affidavits required by your state.
After closing
You get the keys. The title company records the deed with the county. Your lender funds the loan. The seller receives their proceeds. Congratulations, you are a homeowner.
